Eighteen year old Jason Fritsch from the Rouse Hill area is the youngest purchaser to snare a parcel of land in the North West’s newest suburb – The Ponds.
Fritsch, a plant operator who works across Sydney on major infrastructure projects had been scouring the market to find a place to build his dream home.
“I was familiar with The Ponds and had been paying close attention to its progress over the last couple of years. The first home owner grant on offer from the Federal government plus the $3,000 home owners boost from the State government also helped contribute to me purchasing land this year,” said Fritsch.
“The opportunity to be part of a new community was appealing, I needed to secure a piece of real estate before prices started to escalate in Sydney again and proximity to the M7 motorway for work was a drawcard to The Ponds.”
“Rouse Hill Shopping Centre, Norwest Business Park and the Stanhope Leisure Centre are also minutes away from my land purchase,” he added.
About 97,700 first home buyers’ grants have been issued by the Rudd government since the increase in October to $21,000 for new homes and $14,000 for existing dwellings.
“First home buyers have represented a significant percentage of land sales at The Ponds. The company has only recently noticed a shift in the market, with second and third home purchasers taking over from the first home buyers in the development,” said Tony Pizzolato, Australand’s General Manager for Residential.
“House hunters recognise that the land is affordable, there are no community levies, land lots are easy to build on and the 80 hectare nature reserve featuring picnic areas, playgrounds and kilometres of cycle and walking tracks offers plenty of opportunities to participate in recreational activities.”
The Ponds reached its 500 land sales milestone in May, representing over $141 million worth of sales within a two year period.
The latest land release in the Lorius neighbourhood has just been released. Forty-eight land lots feature in this release, some with frontages up to 18 metre. They are accessible from Stanhope Parkway, adjacent to a large park, close to playground facilities and The Ponds unique nature corridor. Lots range in size from 390 sq m to 597 sq m and prices start at $265,000.
Seventy-five homes are now occupied and 130 students are currently enrolled at John Palmer Public School. When complete, the 390 hectare master-planned community which is being developed by Landcom and Australand will comprise over 3 000 homes.
