Thriving Families Start with Strong Communities
How much do our homes and communities shape the way families live, grow, and connect?
At Landcom we believe that when families have access to secure, affordable housing in well-designed communities that are close to work, essential services, green spaces and opportunities to connect, they flourish.
What are some of the key pillars that help families thrive where they live, and how are we bringing them to life through the communities we plan, design and deliver across NSW?
Affordability and stability
Affordable homes with secure leases or pathways to ownership enable families to put down roots, invest in their neighbourhoods and plan for the future. We're helping make that a reality through affordable and build-to-rent housing.
In East Lismore, Landcom’s upcoming build-to-rent pilot, funded by the NSW Government, will deliver long-term, stable rental options for essential workers and families who need secure, accessible and high-quality housing close to where they live and work.
Landcom developments typically include a mix of housing types and tenures to support affordability across life stages, from first-home buyers to downsizers. The East-Lismore project is also part of a broader strategy to diversify housing supply in regional centres and support key workers in accessing homes near their jobs.
Safety and security
Families need neighbourhoods where they feel physically safe and supported. At Landcom, we embed safety and community resilience into every layer of our planning, from housing design to public spaces and streetscapes.
At our Hillcroft community for example, pedestrian-friendly streets, open sightlines, and well-lit public areas support everyday safety and encourage walking, cycling and neighbourly connections.
The layout encourages passive surveillance and promotes a strong sense of neighbourly care, helping residents feel secure within their surroundings.
These design elements are complemented by sustainable water and energy systems that enhance long-term resilience and reduce environmental risks for residents.
Location
Strategically located communities connect families with essential services and help family members spend less time commuting and more quality time together.
Our Macarthur Heights development, delivered in partnership with Western Sydney University, is a great example of how our communities are designed with location in mind. It offers families convenient access to schools, public transport and key amenities including the university campus, Macarthur Station, Macarthur Square, Campbelltown TAFE and The Australian Botanic Garden.
Macarthur Heights also benefits from well-connected walking and cycling links, enhancing day-to-day mobility without reliance on cars.
Green space and wellbeing
Parks, nature corridors and local amenities support family wellbeing and connection.
In Bulli, for example, our integrated green space and walking trails create everyday opportunities for exercise, relaxation and play right on the doorstep.
Across all our developments, green infrastructure is designed not only to support recreation but to enhance biodiversity, manage stormwater sustainably and contribute to urban cooling.
Education and employment
Access to education and job opportunities helps families grow, stay resilient and reach their potential.
Located in Nowra, our Bomaderry community is one of many that connects families to local education and job opportunities — with nearby schools, TAFE, and a town centre all within easy reach via walkable, inclusive design.
Our approach to planning ensures that learning and employment are integrated into everyday life, supporting participation at all ages and stages. Bomaderry’s location and design respond to regional growth, offering both local employment options and links to broader regional job markets.
Social connection and community
Strong communities grow where people have space to connect, celebrate and belong.
At Edmondson Park, a network of parks, playing fields, walkways and public art creates natural gathering points that bring people together and foster a shared sense of place.
Community spaces and active streetscapes are designed to support everyday connection, play and social interaction.
In Sydney Metro Northwest, Landcom’s placemaking program delivers health, wellbeing, education and social events that activate public spaces and bring people together, with activities for families, children, young people and older residents.
These are just some of the ways Landcom is supporting families to thrive through affordable, well-located, connected and inclusive communities across New South Wales.
