Planning, construction and sales

Project planning is underway. We are working with specialist consultants to prepare technical studies related to local traffic, the natural environment, urban design and public open space. Investigations will help us to prepare the necessary applications for development.

In 2025 we expect to lodge our first development application with Blacktown City Council for earthworks, landscaping, roads and subdivision of a number of lots for future homes. This application will unlock the initial development phase to enable further planning on the remainder of the site.

Subject to project approvals, we anticipate to start construction and release sales information in 2026.

The project

Landcom is working with the NSW Department of Planning, Housing and Infrastructure to create an affordable, diverse and sustainable community at Rooty Hill, in Sydney’s west. 

The project will feature a mix of housing types to help provide greater choice, affordability and housing security for a range of new residents, who will be a short walk or cycle from Rooty Hill Station, shops, schools and amenities, including new public open spaces and nature on their doorstep.

Future development will respect the site's context, history and environment, while design and landscaping features that form a connection with Country and interpret the site's history will help to create a highly liveable neighbourhood that reflects the special qualities of the Rooty Hill area.
